The lack of good construction sites is the reason for frequent construction of additional floors on existing old buildings that are located at great sites. Since those buildings are usually from the ’60 or ‘70s, the construction of additional floors is possible only with a light construction system.
A steel construction has proved to be the lightest and most suitable construction system and, in combination with siporex blocks (YTONG) it has the lightest weight when it comes to constructing additional floors. An even lighter form of construction is when the steel construction is lined with sandwich panels.

For constructing additional floors on buildings it is necessary to do the following:
- Check the possibility of getting a construction permit (sometimes it is necessary for the architect of the building and the construction worker who designed the current building to give consent, and if that is not possible, then the municipality will appoint a panel that will consider the request)
- Check the possibility of getting the building tenants’ consent;
- Check the statics of the existing building and its stability with the added floor;
- Check the possibility of anchoring columns for the construction of additional floors to an existing concrete construction of the previous floor;
- Check the possibility of unloading, lifting and assembling the elements (street traffic, positioning of the crane).
If all five conditions are met, we can begin creating a detailed project for constructing additional floors. Besides the standard projects, in this situation the project i.e. “Assembly plan” is needed. A very common requirement from the building tenants is to build a façade, install an elevator, landscape the building’s surroundings, install an intercom… so a detailed financial analysis of the entire job is very important and has to be done by a person who is experienced with investment construction. Adding additional floors on buildings is an extremely complex method of construction and can only be trusted with experienced builders. After finishing the job, you often get many low-cost apartments at a great location, so the previous great effort pays off well.
